A solid, dry, full functioning camper at a great price.

The good:
-Great floor plan with walk around Queen bed & generously sized kitchen
-Large slide out with couch
-New power jack 2023
-New RV/Marine battery 2023
-Two upgraded 30lb propane tanks
-Combination washer/dryer installed & plumbed to grey water tank.
-New water heater 2023.
-AC blows cold, heater blows hot. Both on auto thermostat.
-Comes with 32" TV

The bad (see picture)
-Salvage title due to small damage on front passengers side. To my knowledge, it's just cosmetic.
-One of the panels of the rear window is broken. PO says it doesn't leak. I've owned it through multiple rain events & have not seen any evidence of leaking.
-Shower wall insert has cracks. Some patched with flex seal tape, others above where water intrudes. I've seen replacement inserts starting @ $250.
-Entry steps are slightly bent.
-Original power stabilizer jacks are gone. Has one manual jack installed, another included that needs to be installed. PO has promised to provide the two remaining. If/when that happens they will be included.
-Had an access hole drilled through the roof at one point. Patched with flex-seal tape. Does not leak, but water stains in ceiling at that location tell me it did in the past. Framing is aluminum, so no rot issues to worry about.
-Awning has a few wear holes & is starting to tear at either end. I'm waiting on a quote for replacement price from manufacturer.

Know maintenance needed: (I'll keep whittling away at this list as time allows & update post accordingly)
-Roof is due for a re-seal. Dicor lap sealant included to do this.
-PO did some interior painting. It is less than a professional job & needs touch up.
-Floor trim on slide out needs to re-installed after PO's addition of laminate flooring there. Trim included.
-Needs new retention strut on entry door.

While price is negotiable, I'm not going to give it away.
