Swell Property Management is a growing short-term rental company operating a portfolio of unique luxury properties across the Flathead Valley. We're looking for a hands-on, dependable Maintenance Manager to keep our properties looking and functioning at their best — inside and out.
This role is a great fit for someone with solid handyman experience and a can-do attitude. You'll handle everything from lawn care and exterior upkeep to interior repairs, occasional construction-style projects, and snow removal in the winter. Summers are our busiest season — guests are checking in and out constantly, and keeping properties in top shape is critical. Winters are slower but steady, with a focus on snow removal and property upkeep.
RESPONSIBILITIES
•Mow, edge, and maintain the exterior grounds and landscaping of all properties throughout the season
•Perform interior maintenance and handyman repairs — plumbing fixes, drywall, door hardware, appliance troubleshooting, and similar tasks
•Assist with occasional construction-style projects and property improvements as directed
•Complete snow removal at all properties during winter months — including driveways, walkways, and access areas
•Conduct routine property walkthroughs to identify and address maintenance needs proactively
•Coordinate with the Cleaning Manager when maintenance issues are flagged during inspections
•Communicate clearly with the operations team about job status, supply needs, and project timelines
•Keep a well-organized truck and workspace — tools, supplies, and materials properly stocked and maintained
•Respond promptly to urgent maintenance issues — including occasional evening or weekend calls during high-occupancy periods
REQUIREMENTS
✓ Proven handyman / general maintenance experience
✓ Lawn care and landscaping experience
✓ Ability to use standard hand tools and power tools safely
✓ Snow removal experience (plow, blower, or manual)
✓ Good organizational skills and self-direction
✓ Strong communication skills
✓ Valid driver's license with clean driving record
✓ Smartphone for coordinating with the team
✓ Physical ability to perform manual labor in all weather conditions
✓ Comfortable working independently across multiple properties
COMPENSATION & BENEFITS
Hourly Rate: $25.00 per hour
Overtime: Time and a half (1.5x) for hours over 40/week
Company Truck: Provided for all work-related travel between properties
Phone Stipend: Monthly stipend provided
Living Expense Stipend: Provided after 6 months of employment Season: Year-round; busier in summer, steady year-round with snow removal in winter
WHAT WE'RE LOOKING FOR
The right person for this role takes pride in their work, shows up ready to solve problems, and doesn't need hand-holding to get things done. You're comfortable bouncing between a lawn mower in the morning and a leaky faucet in the afternoon. You communicate well, manage your time effectively across multiple properties, and can be counted on to follow through.
Prior experience in property maintenance, landscaping, general contracting, or a related trade is highly valued. We're a growing company and there's room to grow with us — candidates who demonstrate reliability and skill will have opportunities to take on more responsibility over time.
